Covering roughly 11,576 acres, about 15-20 km from Nairobi’s city centre, this private initiative, valued at approximately KSh 500 billion, ranks as one of Kenya’s most ambitious real estate endeavours.
Designed as a complete, self-sustaining smart city, it combines residential neighbourhoods, commercial districts, industrial zones, and vast recreational areas.

The land, formerly dedicated to agriculture under family ventures like Brookside Dairy and Gicheha Farm, has undergone significant infrastructure upgrades since around 2018.
Roads, water supply, and electricity networks are now in place, enabling phased construction over an estimated 50-year timeline across four stages.
The YouTuber’s footage showcases the development’s impressive order and cleanliness.
Entry begins along a well-maintained road bordered by palm trees, featuring pedestrian walkways and a tightly controlled security zone.
At the entrance, all vehicles face inspection before proceeding, with road signs clearly enforcing a 50 km/h speed limit to promote safety.
The overall environment remains sparkling clean, reflecting meticulous upkeep that sets it apart.
Prominent features appear early in the drive.
One of the first landmarks is the Brookside Dairy factory, with grazing cattle still visible nearby.
A short distance away stands Amref International University (AMIU), whose campus adds an educational cornerstone to the emerging community.

The residential section stands out distinctly. Known as Northlands Heights Apartments, this area feels markedly lusher and greener than other parts, thanks to extensive landscaping.
It opens through a majestic gate, revealing neatly trimmed walkways, decorative trees, and lines of sleek modern apartments along the roads.
The layout prioritises serenity and contemporary appeal for families and professionals.
The YouTuber noted limitations on interior access, explaining that filming inside the homes requires advance booking and management approval for a potential follow-up video—likely to protect privacy during ongoing sales and development.
Strategically located, Northlands City benefits from excellent connectivity via Thika Road, Eastern Bypass, Northern Bypass, and the Ruiru-Juja corridor, making it highly accessible and positioned to become a major hub for Nairobi and the Kiambu regions.
